How long are replacement windows good for?

Back to Journal

Modern replacement windows are built to last a long time — but the exact lifespan depends on the material, how well they're fitted, and how you look after them.

uPVC windows are the most common choice in Dublin homes and typically last 20–35 years. The frames themselves are extremely durable; it's usually the sealed glass units, hinges and locks that need attention first. A good uPVC window fitted properly will happily outlast the mortgage.

Aluminium windows can last 40–45 years or more. They're slim, strong and don't warp — which is why you see them a lot in newer builds and modern extensions. They cost more upfront but they're a genuinely long-term investment.

Timber windows can last 60 years or longer if they're maintained. That's the catch — they need re-painting or re-staining every 5–8 years to keep the weather out. Skip that, and they'll rot much faster.

The sealed double-glazing units inside any of these frames are a separate lifespan story. Expect 15–25 years before the seal between panes eventually fails and you start seeing misting. When that happens, you replace just the glass unit, not the whole window.

Three things dramatically shorten window lifespan: bad fitting (gaps, poor sealing), skipped maintenance (never oiling hinges, never checking seals), and cheap hardware (worst-in-class handles and locks giving out at year five).
